This Chatham Park deluxe vacation villa is located on a private lakeside lot with beautiful year-round sunset view. Chatham Park is a 24/7 security. The home is very modern and comfortable, with a screened in private heated pool. The location is absolutely perfect and quietly situated just off the main road, about 10 minutes from Disney World, Epcot, MGM Studios and other major attractions. Water sports, golf course, shopping, restaurants and dinner shows are all minutes away. All guests can use the community playground, basketball and tennis court.

This vacation home accommodates up to 6 people. 3 Bedrooms, 2 Bathrooms with linens and towels provided. Sorry, no smoking or pets. Beds include 1 Queen, 2 Doubles

All Credit Cards Accepted and will be subject to a 3% processing fee.

Term and Conditions

After you have decided on your preferred dates, please give us a call or email us to check availability, and we will hold your verbal reservation for five (5) days. A $200.00 deposit per week is required to secure your reservation. Once your deposit has been received. A confirmation invoice will be issued showing and outstanding balance and date due, forming a contract between Sunset Villa and the client or agent thereof. We require balance of payment and a $300.00 security deposit, one month prior to your scheduled arrival date, and if not received, the booking will become void, and cancellation charge will apply. Balance must be paid in prior to arrival in form of a certified or bank checks or money order, no credit card will be accepted. . No pets are allowed.

SECURITY DEPOSIT

A $300.00 Security deposit is payable to cover breakage or damage to the premises and or its contents. This will be refunded to the client less any necessary deductions when clearance has been received from the property manager approximately 15 days after the client�s return date.

ARRIVALS

Arrivals at the property should be after 4:00 P.M. EST, unless otherwise agreed upon and stated in writing. The property should be vacated by 11:00 A.M. on the day of departure unless otherwise stated in writing.

CANCELLATION CHARGES

In the event of cancellation by the client, the following charge will apply:

30 days...............100% of deposit
15-29 days............ 50% of deposit
14 days or less....... No Refund

ACCOMMADATIONS

Accommodations is reserved in the name of the party leader for the number specified at the time of booking. The property has a swimming pool and the owner or their agents do not accept responsibility or liability for any inquiry however caused as a result of the use of the pool. Guest is specifically requested not to allow unsupervised children use the pool.

COMPAINTS

Complaints should be immediately directed to the owner�s property manager. If no satisfactory solution can be agreed on, then Sunset Villas must be notified immediately.

FORCE MAJEURS

The owner accept no responsibility or liability whatsoever for any loss or damage or alteration to the terms of the booking caused by events beyond the owner�s control, including but not limited to strikes, flight delays, riots unrest. Clients should be covered by appropriated medical and travel insurance for the duration of their stay.

The following terms and conditions are agreed upon by the client for a maxumin of six (6)guests and the Owner�s Client.
